ABOUT LEED

LEED (Leadership in Energy and Environmental Designs) is the most widely used green building rating system developed by U.S. Green Building Council (USGBC.)

There are 4 different levels of LEED rating based on the number of points achieved :

LEED Platinum
LEED Gold
LEED Silver
LEED Certified

The rating system will take into account both the design and the construction method. Therefore, it is crucial for the project to receive full collaboration from all parties involved i.e. the project owner, the architect, the builder, the consultant, and the building operators.

For the LEED certified building, it will also benefit the tenants who are interested in applying for LEED CI (Commercial Interior)

Sustainable Site

Pearl Bangkok is located in the developed and high density area with full accessibility from public transportation such as BTS and local buses. It is also in the walking distance from several basic services i.e. District offices, School, Convenient stores, banks, post office, and a temple. Bicycle parking, bathroom, and lockers are also available for the users who travel to the building by biking. The project also chooses the light color for the rooftop surface as well as adds more plants to reduce the Urban heat island effect.

Water efficiency

  • All faucets, closets, and urinals in Pearl Bangkok have automatic sensor and low flow rate.

  • Over 50% of the building waste water is treated and reused in the toilet closets, urinals, and gardening. The condensate water is also reused in Cooling tower system.    

  • The designer also chooses the low water use plants for the site landscape which can sustain by using only the reused waste water.

 

Energy and Atmosphere

Pearl Bangkok energy consumption is less than average level of similar facility at approximately 16%. This is achieved by the energy effective air condition system, T8 LED light bulbs, Daylight sensor, and the Low-E glass.

The lighting system and air conditioning system within the building are controlled by the central building automated system to ensure the building energy consumption is maintained at the optimum level.  

Furthermore, Pearl Bangkok also has separated meter not only for the tenant unit but also for each type of energy usage. This will provide informative data for the building operation to further improve the energy efficiency of the building in the future.

 
 
 

Materials and Resources

Recycle bins are provided in the building enabling the users to conveniently separate the trashes and reduce the landfill waste.
Recycle material are selected for the project construction.
Prioritize the local produced material for the project construction.
Waste management during construction period to reduce the landfill waste.
 

Indoor Environmental Quality

Smoking area are provided outdoor and away from the openings or intake air outlet.

The system is set to refill fresh air at 30% into the building to increase the indoor air quality. Besides, there is the sensor installed in the system to monitor the indoor air quality level and activate the fresh air refill in case the quality dropped from the standard set.

Thermostat in the tenant unit enables the users to be able to control the temperature within the zone area.

The construction and finishing materials used in the project are low VOC.

Full plane Low-E  glass panels are used to allow maximum natural light into the building.
